Policy drivers

Social housing is a rapidly evolving sector and big questions are being asked - about breaking the link between worklessness and social housing, reviewing lifetime tenancies, and linking the provision of social housing to wider community regeneration, Big Society engagement, mutualism and tenant management.

M·E·L Research is ideally placed to offer an enhanced range of research services in social housing, offering distinctively better value from the new STAR and satisfaction tracker surveys than the conventional market research agencies. We also think outside the traditional 'tenant participation' box - with our new community capacity-building services that boost the quality of tenant scrutiny around skilling tenants in accredited community research, multi-service action planning, neighbourhood audit and ASB partnership working.

Addressing the broader housing strategy agenda, we specialise in researching high-profile housing and healthcare needs such as those felt by newly-migrant communities, and the tenure aspirations of minority communities as a whole. We have evaluated homelessness services for support agencies such as Shelter.

In housing market research, we have developed a major specialism in the much-neglected private rented sector (PRS) which currently is the fastest-growing tenure option. We have developed a unique capacity to conduct both landlord and tenant surveys, and hold unique insight into the business drivers of PRS landlords, to help guide the growth of good practice in PRS provision. For housing renewal schemes we have pioneering a Health Impact Assessment methodology piloted in Blackburn to ensure all positive and negative impacts from housing regeneration schemes are identified and measures instated to maximise the wider public health benefit in housing renewal areas.
