Policy drivers
Social housing is a key element in the new coalition
government's wider social programme and big questions are being
asked - about breaking the link between worklessness and social
housing, reviewing lifetime tenancies, and linking the provision of
social housing to wider community regeneration, Big Society
engagement, mutualism and tenant management.
M·E·L Research is ideally placed to offer an enhanced range of
research services in social housing, extending beyond the new STAR
surveys which all too often are just delivered by conventional
market research. We also think outside the traditional 'tenant
participation' box - with new community capacity-building services
around skilling tenants in multi-service action planning, scrutiny
and community research training.
Addressing the broader housing strategy agenda, we specialise in
high-profile information needs such as on the newly-migrant
communities, and on the tenure aspirations of minority communities
as a whole.
In housing market renewal, we have developed a major specialism
in researching the much-neglected private rented sector (PRS) which
currently is the fastest-growing tenure option. We have developed a
unique capacity to conduct both landlord and tenant surveys on what
is needed to match tenant need and landlord business aspiration.
For housing market renewal schemes we are pioneering a Health
Impact Assessment methodology to ensure all positive and negative
impacts from housing regeneration schemes are identified and
measures instated to maximise the wider public health benefit in
housing market renewal.
